Bilt, the hospitality platform for housing, today announced a partnership with Collective Residential and the acquisition of Livly’s technology platform.
Livly is a property operations platform originally developed by FLATS, the multifamily operator now part of Collective Residential, to solve recurring operational challenges inside real communities. Its market-leading access control, package management, and smart home technology have since become core capabilities of the platform. Embedding Livly into Bilt adds this critical building infrastructure to Bilt’s unified resident experience, giving operators a more connected way to manage their communities.
The acquisition reinforces Bilt’s commitment to consolidate the fragmented technology stack that has defined housing for decades. Livly’s integrations into Bilt strengthens Bilt’s unified solution, which features:
- Leasing
- Payments
- Resident engagement
- Access control and smart home technology (including smart thermostats, leak detection, EV charging, and self-guided touring)
- Property operations (like amenities, service requests, package management, and more)
- Neighborhood commerce
This makes it even easier for property managers to offer a unified resident experience that spans the entire resident lifecycle from first tour to renewal, both within and around the home.
“Most property management software was built to run buildings, not grow businesses,” said Ankur Jain, Founder and CEO of Bilt. “We’re giving operators a merchant network that drives real demand from the neighborhood economy around the property, and AI agents that work across the systems they already have. That’s revenue for the operator and a reason for residents to stay engaged 365 days a year, well beyond their four walls. Livly is a foundational piece of this.”
The acquisition advances Bilt’s broader neighborhood strategy. As Bilt continues connecting residential properties with neighborhood merchants, travel, dining, fitness, and local services, the same infrastructure that powers communities – including customer identity, payments, loyalty and bookings – will increasingly power experiences well beyond the building itself.
Bilt’s comprehensive transition plan is designed to support a seamless experience for current Livly-powered communities and Bilt Alliance partners alike. The migration is intended to preserve the capabilities operators rely on today while unlocking Bilt’s broader platform, including housing payments, AI-powered Concierge services, neighborhood experiences, rewards, and now fully integrated smart building technology.
“We built Livly around a fundamental belief: the resident experience would ultimately be shaped by a unified operating platform that makes communities easier to run and better to live in,” said Livly co-founders Alex Samoylovich, Brian Duggan, and Adam McCombs. “Joining Bilt helps us realize that vision. What began as an operating system for the building can now extend into the neighborhood, connecting where people live with the financial, digital, and experiential infrastructure that surrounds them. We believe this convergence represents the next architecture of residential real estate, and Bilt brings the scale, ecosystem, and distribution to define the next generation of residential real estate.”
